The seal, and whether the seal is the problem.

Door weatherstripping and window seals across DFW, from our Coppell base. Weatherstripping goes hard, flattens, and stops touching. That’s the ordinary case, and the repair is a small one.

The other case is a door that has dropped, so it no longer meets its stop — and a new seal won’t fix that. We look at both before quoting either, because replacing a seal on a door that has moved is money spent twice.

Where a shut door leaks

A closed door seals at four edges, and each edge seals differently.

Three of the edges — the two sides and the head — are sealed by weatherstrip set into the jamb, and it works by compression: the slab presses against it when the door latches. It fails by hardening, by flattening where it has been compressed for years, or by pulling out of its kerf at one end. It stops working long before it looks broken.

The fourth edge is the bottom, and it is the hardest of the four because the gap there changes. A sweep on the bottom of the slab meets a threshold on the floor, and between them they have to close a gap that moves as the slab and the floor move with the seasons. Many thresholds have adjusting screws under a cap for exactly that reason.

The test is daylight. Shut the door, stand inside on a bright day, and look along each edge in turn: light means air. A slip of paper closed in the door and pulled out tells you the same thing by feel — if it slides out with no drag, nothing is meeting at that point. Where the light is tells you which of the four edges you actually have to fix.

What it looks like

• Daylight along the latch side, the hinge side or the head.
• Light or a draft at the bottom corners, where a sweep gives up first.
• Weatherstrip that has gone hard, shiny or flat.
• A strip that has come out of its channel at one end.

What we don’t do.

Two things we don’t do, so you’re not left waiting on us: broken or fogged glass and insulated-glass units, and solar screens. On a new unit we attach, adjust and test the latch the manufacturer supplied; separate lock work is outside what we do.
