What we do

The parts that move, and the parts that seal.

A technician checking the lock of a window

Window repair across DFW, from our Coppell base. A window has two jobs: it opens and it keeps the weather out. Almost everything that goes wrong is one of those two — a balance that no longer holds the sash, a seal that has gone hard, a screen that has torn.

We look at the sash, the balances, the weatherstripping and the screen, and price only what has actually gone. If the unit itself is past repair, replacement goes on the estimate beside the repair as a choice, not a push.

What is actually moving

A window has two moving parts and one that is not supposed to move at all.

On a single or double-hung window the sash slides, and what holds it wherever you leave it is a balance hidden in the jamb — a coiled spring or a spiral rod tuned to that sash’s weight. When a balance gives up, the sash drops, or it will not stay up, or it goes up crooked because only one side is still helping. That is a part, and it is replaceable on its own.

On a casement or an awning window the sash swings, and what moves it is an operator: a crank turning a gear and an arm. Those wear at the gear and at the arm’s pivots, and the symptom is a handle that turns without much happening at the other end.

The part that is not supposed to move is the seal. A window that has gone drafty has usually lost a weatherstrip that has hardened or pulled out of its channel, and that is a different repair from a sash that no longer runs. Fogging between the panes is a third thing again — the sealed glass unit itself, which is glass work and not something we take on.

What it looks like

  • A sash that will not stay up, or drops on its own.
  • A sash that goes up crooked, or binds at one side.
  • A crank that turns freely without moving the sash.
  • Air or daylight at a shut window, with the sash running fine.

Every window and door service we offer has its own page, named for the thing it is.

Where the line is

What we don’t do.

Two things we don’t do, so you’re not left waiting on us: broken or fogged glass and insulated-glass units, and solar screens. Lock and latch work is the same — on a new unit we attach, adjust and test the latch the manufacturer supplied, and nothing beyond that.

Questions people ask

Straight answers.

What counts as window repair?
Sashes that won’t stay up or won’t close, worn balances, seals and weatherstripping that have gone hard, and screens. If the unit itself is past repair, replacement goes on the estimate as a choice.
What will it cost?
It depends on which part has gone — a balance, a seal, the sash or the screen — and on whether the unit is still worth repairing. The technician writes the price on the estimate before the work begins, and the invoice matches it.
My window is fogged between the panes.
That’s a failed insulated-glass unit, and we don’t do glass work. It’s worth knowing before you book anyone: the fog is inside the sealed unit, so cleaning won’t touch it.
Do you charge to come out?
No. We look first and give you a written estimate. You approve it before any work starts, and there is no charge if you decline.
What does the warranty cover?
Five years on parts and labor, every repair and every install. The scope is on the estimate you approve and on the invoice.
