Front door replacement across DFW, from our Coppell base. It has to swing true, latch without a shove, and seal at four edges — and it has to keep doing that after the house has moved a little more.

A technician checks the jamb, the sill, the threshold and how square the opening has gone before writing anything. The unit is set plumb, the threshold and the seals are fitted, and the old door leaves with us.

What a front door is made of

Three things decide how a front door behaves, and only one of them is the slab.

The slab is the door itself — steel over a foam core, fiberglass with a moulded or wood-grain skin, or solid wood. Steel takes a dent and does not warp. Fiberglass does not dent or rot and takes a stain or a paint finish that holds up in sun. Wood is the one that moves with the weather and needs a maintained finish to stay put.

The second thing is the frame the slab hangs in: the jamb, the sill and the threshold. A prehung unit arrives as a slab already hung in its own frame with the hinges set, which is why it can be made to swing true even in an opening that has gone out of square — the frame is shimmed to plumb and the slab follows it. Hanging a new slab in an old frame inherits whatever that frame has become.

The third is the seal, at four edges: the weatherstrip in the jamb on three sides and the sweep and threshold at the bottom. That is the part that makes the difference you feel, and it is the part that fails first — which is why a door that latches fine can still be the reason the hall is cold.

What it looks like

  • A door that catches at the top corner, or needs a shove to latch.
  • Daylight at the top or along the latch side.
  • A threshold you can rock, or a sweep that no longer touches.
  • A slab that has bowed, or a stain finish gone chalky on the sun side.
