Patio door installation across DFW, from our Coppell base. A slider is a heavy door standing on small wheels.

All of its weight runs through two rollers at the foot of the panel and into a track at the sill. When it starts to drag, grind or lift, it is almost always one of those two.

We look at the rollers, the track, the sill and how the panel is meeting its jamb, and price only what has gone. On a French pair the question is the hinges and the astragal instead, and we say which before we start.

Why a patio door gets heavy

A sliding door is a heavy panel on two small wheels, and the track is the part that suffers.

The moving panel of a sliding patio door is glass in a frame, and all of that weight sits on two rollers running in a track in the sill. The rollers are adjustable — each has a screw that raises or lowers that end of the panel — which is how a door that has begun to drag is often brought back without replacing anything.

What fills the track is the usual reason it went heavy: grit, leaf litter and the sand that comes in on shoes grind into the rollers and wear a groove into the track itself. Once the track is grooved, new rollers run in the same groove and the door is heavy again, so the track gets looked at at the same time. On an aluminum sill a worn track can often take a stainless cap rather than a whole new door.

A French or a swinging patio door is a different machine: two hinged panels, one usually fixed by flush bolts top and bottom, and the complaint is normally a panel dropping on its hinges or an astragal seal that no longer meets. That is hinge and seal work, not roller work.

What it looks like

  • The panel drags, judders, or needs two hands.
  • Visible wear or a groove along the sill track.
  • The panel rubs at one end of its travel only.
  • A French pair that no longer meets in the middle, or flush bolts that miss.

Two things we don’t do, so you’re not left waiting on us: broken or fogged glass and insulated-glass units, and solar screens. Lock and latch work is the same — on a new unit we attach, adjust and test the latch the manufacturer supplied, and nothing beyond that.

Sliding, French, or both?
Both. A slider runs on a track at the sill; a French pair swings on hinges. They fail differently, so we look at which one you have before saying anything about the fix.
What will it cost?
It depends on whether it is a slider or a French pair, and whether the job is the rollers, the track or the whole unit. Whatever it turns out to be, the price is on the written estimate before anything starts, and the invoice matches the number you approved.
