Garage Door Winter Prep for North Texas Homes (2026 Guide)

North Texas winters are mostly mild, until they are not. A surprise hard freeze, a multi-day ice storm, or a single cold snap can trigger the spring breaks, frozen seals, and stuck-open doors that have us on call all morning. Here is the 30-minute prep that prevents most of it.

1. Lubricate everything that moves

The #1 winter prep. Apply garage-door-specific lubricant (silicone or lithium, not WD-40) to:

  • Springs (both sides)
  • Rollers and bearings
  • Hinges
  • Center bearing
  • Opener chain or screw

Skip the tracks, they only need to be wiped clean. Five minutes of lubrication can prevent cold-weather strain that triggers cycle-count failures.

2. Check the balance

A balanced door does not stress the springs when the temperature drops. Disconnect the opener (pull the red release), then lift the door halfway by hand:

  • Stays put = balanced
  • Slams down = springs are weak; will likely break in the cold
  • Flies up = springs are over-tensioned

If the balance is off, call before winter, replacing a tired spring in 60°F November is much cheaper than replacing it at 4am in a January ice storm.

3. Inspect the bottom seal

The rubber seal that runs along the bottom of the door does two jobs in winter: stops drafts and prevents the door from freezing to the concrete. Look for:

  • Cracking or splitting
  • Sections that no longer touch the floor
  • Hardened, brittle rubber

A new seal is $30 to $60 in parts and installs in 20 minutes. Doing it now prevents a frozen-stuck door later.

4. Test auto-reverse

Cold-stiffened parts can change the force needed to move the door. Test the auto-reverse:

  1. Close the door
  2. Place a 2x4 (or roll of paper towels) under it
  3. Trigger close
  4. The door should reverse on contact

If it does not, the force-limit settings need adjustment.

5. Watch the photo-eye sensors

Spider webs and debris accumulate in fall. Wipe the lenses on both sides, clogged sensors are the #1 reason an opener will not close on cold mornings.

6. Check the opener battery (if equipped)

Battery backups have a 2-3 year lifespan in Texas heat. Test by closing the door, then unplugging the opener, it should still operate from battery. If it does not, the battery is due for replacement.

Cold-snap morning checklist

When DFW gets its surprise freeze:

  • Do not force a stuck door with the opener. You will burn out the motor or damage the seal.
  • Warm the seal with warm water or a hair dryer if frozen.
  • Inspect the spring before running the opener, a visible gap means snapped.
  • Call a pro for spring breaks, off-track, or cable failure. Trying to operate a door in freezing weather with a damaged component is how garages get destroyed.
